How Jackson County’s real estate changes may affect you

As of Aug. 7, home buyers and sellers in Jackson County will navigate a transformed real estate landscape thanks to new regulations being implemented by our Southern Oregon Multiple Listing Service (MLS).

These changes, part of a broader national adjustment, are not just about compliance but about enhancing the home-buying process. They are designed to increase transparency and fairness, providing you with a more informed and equitable experience. Here’s what you need to know and why selecting a knowledgeable real estate agent is crucial.

A written agreement first

First, all prospective buyers must now sign a written agreement with their agents before touring homes. This agreement will clearly outline the services provided and the compensation involved and reaffirm that all broker fees are negotiable. This change ensures that you, as a buyer, are fully informed and agree to the terms of your engagement from the start.

Additionally, agents are now required to disclose their compensation rates up front in these buyer agreements. This contract means no surprises and a clearer understanding of how your agent is compensated for their hard work. 

For our buyers out there, this contract isn’t just paperwork; it’s your chance to set clear terms right from the start. You have the power to decide how your agent gets paid — either you’ll handle it directly, or your agent will need to negotiate it in your offer. Plus, you can specify if you’re open to viewing homes where the seller might not negotiate on agent compensation. This level of control puts you in the driver’s seat of your home-buying journey.

Sellers in Jackson County will also notably feel the effects of the new real estate regulations.
